The former "black rob" inn in the kasendorf village center is to be used by the diaconia in the future. The building, which recently made headlines for its acute danger of collapsing, is to be converted into a day care center for senior citizens. In addition, the administration of the diaconia also wanted to move in there. 460 to 480 square meters are required by the social welfare agency.
On the basis of these specifications, the bedheim architect florian kirfel and his team have worked out different planning variants, which were presented to the municipal council on wednesday evening. The office is known for its creative ideas in the renovation of historic buildings.
"Too much money has been invested at the wrong time"
Florian kirfel has discovered that the inn was once a roughly symmetrical house with a prominent gateway. The addition of a hall has robbed the once independent building of its symmetry. "Much of the original historic building has been destroyed. Too much money has been invested at the wrong time", said kirfel.
The former inn has lost its structure and layout due to the renovations. In addition, there is "severe decay" in the determine. The roof must be completely renewed. "The rock cellar is delicate. The building is in acute danger of collapsing," says, says kirfel. The securing of the building is to begin as early as next week. Then parts of the cellar were filled in.
No space for the building services
In his proposal, the architect tried to integrate the day care facility, diaconia offices and apartments into the building. Moreover, the hall should be preserved. This cost around 4.3 million euros. However, the requirements of the diaconia could not be completely fulfilled. A major shortcoming, according to the planner, was the fact that there was no space for the building services equipment. This had to be accommodated in the basement. "But I warn. It may be that the cellar under the existing building will have to be rebuilt. This leads to additional costs", said the architect.
In one variant, the planners dispensed with the apartments. "The day care room for seniors would then be 14 square meters larger than required", explained kirfel. "The rooms of the diakonie were spread over three floors, but the operational use had considerable restrictions." He put the cost at 3.95 million euros.
Smaller houses as replacements?
In the second variant, the part of the building with the hall was demolished. Two smaller houses were built on this site. The planners were able to create a separate entrance for the diaconia and the day care center. The building services would be located in the attic. House number 7 also benefited from this solution. Because it then had "more air. In addition, a nice courtyard for the seniors was created. "We had a nice bright lounge and a rough terrace", declared kirfel. And the costs of 3.25 million euros were significantly lower than those of the other variants. "This is a chance", according to the planner.
Florian kirfel also presented the possibility of a total demolition to the council members. In two buildings, which were placed in a slightly bent form on the street, day care and diaconia and a hall for the public could be created. Cost: three million euros.
Spectators at the council meeting were numerous representatives of the burgerverein kasendorf. They allowed the municipal councilors to ask questions. "It would be a pity for the market kasendorf, if the hall was cancelled", said volkmar schulze. With the preservation one became "values for the future" create, rainer friedmann added.
Space for day care
Norbert grob (CSU) wondered whether the 1050 square meter building could possibly be made a little larger. "For us, day care and the requirements of the diaconia must be in the foreground", said monika brandt ().
